Conventional Hot-Water Tank Problems
Conventional hot-water tanks are the most common system in Greater Vancouver homes. When they fail, the symptoms point to specific component failures.
Gas Tank Problems
Gas water tanks commonly fail due to: a faulty thermocouple (pilot goes out), a failed gas control valve, a blocked burner, or a failed temperature sensor. If the pilot will not stay lit, the thermocouple is the most likely cause.
Electric Tank Problems
Electric tanks fail when: a heating element burns out, the upper thermostat fails, a high-limit switch trips, or there is a wiring issue. If you have some hot water but less than usual, one element may have failed.
Tank Maintenance and Lifespan
Conventional tanks typically last 8-12 years with proper maintenance. Annual flushing can extend tank life by preventing sediment buildup. If your tank is approaching this age and has problems, replacement may be more practical than repair.
Safety Reminder
If you smell gas, suspect carbon monoxide or believe there is an immediate danger, leave the property and contact emergency services or the appropriate gas emergency authority. Do not remain inside — exit the building immediately and call for help from outside.
