Water Heater T&P Relief Valve Replacement Cost in Vancouver

What the T&P Valve Does

The T&P (Temperature and Pressure) relief valve is a safety device that opens if water temperature exceeds 210°F or pressure exceeds 150 PSI. It prevents the water heater from exploding. A properly functioning T&P valve is essential for safe water heater operation.

Signs of T&P Valve Failure

Water dripping from the T&P discharge pipe, the valve does not reseat after opening (continuous drip), the valve is corroded or stuck, or water does not discharge when the test lever is lifted (valve is seized). A seized valve is a serious safety hazard.

Replacement Cost

T&P valve replacement costs $200-350 including the valve ($20-40) and labour ($150-250). The tank must be partially drained. If the valve was leaking due to high pressure, an expansion tank may also be needed ($150-300 additional). Same-day service available.

Safety Reminder

If you smell gas, suspect carbon monoxide or believe there is an immediate danger, leave the property and contact emergency services or the appropriate gas emergency authority. Do not remain inside — exit the building immediately and call for help from outside.
