What Zone Valves Do

Zone valves control hot water flow to different heating zones in your home. Each zone has its own thermostat and zone valve. When the thermostat calls for heat, the zone valve opens, allowing hot water to flow to that zone. A failed zone valve prevents heat from reaching that area.

Signs of Zone Valve Failure

One zone is cold while others are hot, the zone valve motor buzzes but the valve does not open, water hammer when the valve closes, the valve is stuck open (zone overheats), or the manual lever does not move freely.

Replacement Cost

Zone valve replacement costs $300-600 per valve including the valve ($150-300 for most brands) and labour ($150-300). Multi-zone systems may have 3-8 valves. Replacing multiple valves at once saves on labour if they are failing simultaneously.
